How to verify property documents in Sindh

Most property disputes in Karachi and across Sindh come down to one thing: documents that were never properly checked. Before you pay a single rupee of token money, run through this verification checklist. A day of due diligence can save you years of litigation.

1. Confirm who really owns it

Ask for the registered sale deed (the previous purchase registered at the Sub-Registrar office) and the seller CNIC. The name on the title must match the person selling. For inherited property, ask for the succession or legal-heir documents.

2. Check the record at the Sub-Registrar

Sale deeds in Sindh are registered with the Sub-Registrar in whose jurisdiction the property falls. You or your lawyer can confirm the deed is genuinely registered and search for any earlier registered transaction on the same property.

3. Verify with the controlling authority

Who controls the land decides where you verify it:

  • DHA Karachi and Bahria Town: verify the file, allotment and transfer status at their own offices.
  • KDA, MDA or the relevant cantonment board (for example Clifton Cantonment): confirm the plot, its dues and any transfer ban with the controlling authority.
  • Revenue land: check the record with the Sindh Board of Revenue (Fard and mutation).

4. Read the Fard & mutation (Intiqal)

For revenue land, the Fard (record of rights) and the mutation (Intiqal) show the current owner and how title passed to them. Make sure the chain is clean and the latest mutation is in the seller name.

5. Get a No-Objection Certificate (NOC)

Ask the society or authority for an NOC or clearance confirming there are no outstanding dues, no transfer ban, and that the plot is not mortgaged or under litigation. For approved projects, confirm the sanctioned layout and the building or occupancy approval.

6. Watch for red flags

  • Seller reluctant to share originals or to meet at the authority office.
  • A price well below market for a quick deal.
  • Only photocopies, or attested papers you cannot independently confirm.
  • Overlapping claims, or a plot in an undeveloped or disputed pocket.

7. Use a lawyer, always

A property lawyer will read the title chain, run the searches and vet the sale deed. The fee is tiny next to the value of the property.

Golden rule: never pay token money before you have verified the documents and visited the property in person.
